Post-Construction Cleaning for a Luxury Rental Penthouse: Regency Parc, Coral Gables

A luxury rental has a harder deadline than most new builds: the day the leasing team starts showing it. Miami House Cleaning recently completed the post-construction clean of an 8,000 sq ft “skyhome” penthouse at Regency Parc, an ultra-luxury rental building in Coral Gables, a 4-bedroom, 5-bathroom residence laid out like a single-family home on the top floor. When we finished, the leasing team told us we were the best post-construction cleaning company they had ever dealt with. This post explains what that clean involved and what makes a high-end rental different from a standard post-construction job.

Why a rental penthouse is not a standard post-construction clean

On a for-sale home, staging and photography come after the clean. On a luxury rental, the clean is the last step before prospective tenants walk through, and a leasing agent cannot show a residence with construction dust in the window tracks or haze on the stone. The finishes are what the rent is paying for, so the standard is closer to a hotel opening than to a construction handover.

Two things follow from that. First, the clean has to be complete in one pass, because there is no second visit before the showings begin. Second, every product and tool has to be right for the surface. Millwork, lacquered cabinetry, natural stone and large glass walls are not forgiving of the wrong pad or the wrong chemistry, and a mark left by the cleaner is the same problem as a mark left by the builder.

What the Regency Parc clean covered

  • Fine construction dust and drywall powder lifted from every surface, working from ceilings, vents and high fixtures down to floors.
  • Paint and adhesive residue removed from millwork, glass, frames and hardware.
  • Floors and grout cleaned of haze, then a final pass once every other surface was done.
  • Window tracks, sliding-door channels, vents, cabinets inside and out, and light fixtures detailed.
  • All five bathrooms and the kitchen sanitized to a ready-to-use finish.

As on every post-construction job we take, we cleaned only. Debris removal was not part of our scope and stayed with the construction team.

What luxury leasing teams and property managers should ask a cleaner

  1. Can you finish before the first showing, in one visit? Ask for the crew size they plan to send for the square footage. A 4-bed, 5-bath penthouse at 8,000 sq ft is not a two-person job.
  2. How do you handle stone, millwork and glass? The answer should be surface-specific, not “we use eco-friendly products.”
  3. Are you insured, and can you provide a certificate of insurance? Most Coral Gables and Miami buildings require one for vendors, along with a front-desk check-in and a reserved service elevator. We coordinate all three with building management.
  4. What is the price based on? Ours is a flat rate by finished square footage, with a custom quote when the residence is at a particular stage of construction. The tiers are listed on our post-construction cleaning page.

The result

The penthouse was delivered show-ready for the leasing team. It was our second large post-construction project in Coral Gables this season, alongside a three-phase clean of a $13 million new build, and you can read the Regency Parc case study on our reviews page.
